Mike Hieshima is the Managing Partner of the TriCounty (Ventura, Santa Barbara and San Luis Obispo) office of Epsteen & Associates. Mike has over 18 years of multifaceted experience in retail real estate and in the strategic expansion of retailers, landlord representation, development, acquisition and disposition of retail properties. The retail clients represented by Mike include: Albertsons, Sav-on Drugs, Borders Books, Ross, Starbucks Coffee, Petco, Chico’s, Motherhood Maternity, Betsy Johnson, Vitamin Shoppe, dd’s Discounts, and Ventura County Credit Union. He currently represents over 1,000,000sf of retail property with landlord/developer clients that include: The Towbes Group, Regency Centers, Donahue Schriber, Centro Watt Properties and Sandstone Properties.

Mike has been a part of the Epsteen family for 14 years of his career. In 1986, while a junior at UCLA, Mike became the second “Epsteen Intern” to go through Epsteen’s strict training program. In 1990, he led the expansion efforts of Starbucks Coffee into Southern California and is responsible for over 150 locations in the state. In early 1995, Jamba Juice recruited him as the Vice President of Development, responsible for real estate, design, construction, property management, franchising and licensing. While at Jamba Juice, he led the expansion from 13 to 300 stores in 19 states in just over 5 years. In early 2001, Mike opened the Santa Barbara office of Epsteen & Associates, which has grown into the largest retail brokerage company in the TriCounty area, with annual transactions exceeding $100 million annually.

Mike is active in the community and is a board member at the West Coast Ballet and Cold Springs School Foundation along with supporting the UCSB Economic Forecast Project. Mike is a black belt in Hapkido and enjoys golf, fishing and volleyball. Most of all, Mike enjoys spending time with his wife (Marla) and two beautiful daughters (Makala and Kailea).

Phillip Kyle

Phillip J. Kyle has been a partner in the Tri-County office of Epsteen & Associates for six years, joining the company after six years with the CB Richard Ellis Santa Barbara office. He has 21 years of commercial retail sales, leasing, disposition and acquisition experience, enhanced by his international perspective as a Sydney, Australia native. He focuses on retail representation (both tenant and landlord) and site disposition within Ventura, Santa Barbara and San Luis Obispo Counties.

Mr. Kyle currently represents over 2,350,000 square feet of retail space in Santa Barbara and San Luis Obispo counties, including five proposed retail developments totaling 850,000 square feet. Retail clients represented by Mr. Kyle include: Starbucks Coffee, Panda Express, Chase Bank, Rite Aid, AT&T, Office Depot and Vons. Landlord/developer clients include Donahue Schriber, Developers Diversified Realty, Lubert-Adler Management, and the Towbes Group.

Madeline Herrle

Madeline’s background of 25 years in commercial real estate includes development, management and leasing of a variety of commercial products in the Pacific Northwest and Southern California including neighborhood shopping center entitlement and development, CBD historic renovations, and industrial office parks. Madeline’s development and retail management background gives her the ability to understand all perspectives of a transaction and leverage that to her client’s advantage.

Madeline holds the professional designation of Certified Shopping Center Manager (CSM) from the International Council of Shopping Centers and she earned a Bachelor of Arts cum laude from the University of California at Santa Barbara. Madeline was acknowledged by the Pacific Coast Business Times in its annual “Who’s Who in the Central Coast Commercial Real Estate Industry” list in 2005, 2006 and 2007.


David Morgan

In his 30 year commercial real estate career, David E. Morgan has gained extensive experience in the sales, leasing and management of retail properties as an award-winning property manager and commercial broker.

Mr. Morgan has overseen the redevelopment, management and leasing of over 10 million square feet of retail properties in his target region, which includes Ventura, Camarillo, Oxnard, Thousand Oaks, Newbury Park, Simi Valley, Moorpark, Westlake Village, Agoura Hills, Calabasas, Santa Paula and Fillmore. He proudly represents top developers and owners such as Donahue Schriber, Invesco, EJM Development Company and Selleck Properties. Mr. Morgan has a Business Management degree from Southwest Texas State University, a Certified Shopping Center Manager (CSM) designation from the International Council of Shopping Centers, and brings a unique perspective to this multi-faceted industry.

Theresa (Theri) joined Epsteen & Associates in June of 2006 as the Office Manager. Theri comes to Epsteen & Associates with 18 years of managerial and administrative support experience in a broad range of industries, from medical device manufacturing to hedge fund operations.

As Office Manager, Theri ensures that all aspects of keeping the day-to-day operations of the business are running smoothly and efficiently.

Outside of Epsteen & Associates, Theri enjoys a very busy home life which includes 2 beautiful kids, a very handsome new husband, and the cutest dog you will ever see!
